MOHALI, 13th October 2025: The skyline of Mohali is undergoing a transformation — one that now has a new symbol of aspiration. The upcoming Homeland Regalia project in Sector 77 has officially unveiled what is being described as the largest penthouse ever built in Mohali – a 12,000 sq. ft. residence that sits atop one of the tallest towers in the Tricity region.

The architectural design of Homeland Regalia is led by Hafeez Contractor, one of India’s most renowned architects, along with Gregory H. Ramaine as the principal architect. The interiors are curated with international finishes, emphasizing natural light, privacy, and open-plan layouts.

Architects involved in the project have described the penthouse as a “palace in the sky,” combining glass architecture with understated opulence – a design language that has become synonymous with global luxury living. The penthouse offers multiple bedrooms, private lounges, a gymnasium, a jacuzzi area, and a rooftop entertainment deck.

The Rise of Airport Road and Sector 77

In recent years, the Airport Road corridor has emerged as Mohali’s most desirable address, driven by proximity to Chandigarh International Airport, IT City, and Aerocity. “The buyer profile for Homeland Regalia is distinctly global,” says a senior Mohali-based real estate consultant. “These are clients who’ve experienced vertical luxury in Dubai or London and want the same lifestyle back home.”

Moreover, Mohali’s luxury rental market is gradually strengthening. Premium apartments in high-end developments are fetching rental yields of 4–5%, a figure once limited to commercial assets. The scarcity of supply in the 3,000–6,000 sq. ft. category has further elevated investor confidence.

Setting a Benchmark for Mohali Real Estate

Homeland Group’s latest offering reflects the brand’s steady evolution from regional builder to luxury developer. The company has previously delivered Homeland Heights and CP.67, both now considered benchmarks in the Tricity.

The Regalia project, scheduled for completion by late 2026, aims to position itself as the definitive luxury landmark of Mohali – one that blends architectural excellence with liveable functionality. For the developer, it’s a strategic statement: that Mohali’s luxury real estate is no longer catching up with metro markets – it’s setting its own standards.

Industry observers believe the record-setting penthouse could act as a catalyst for future high-rise projects, prompting other developers to scale up their premium offerings.
