ONE Group, a Delhi-NCR based real estate developer, has announced the launch of its premium housing project “The Clermont” in Mohali, targeting revenue of around ₹400 crore. The project, part of the company’s larger township “ONE City Hamlet” in Sector 98, recently received approval from the Real Estate Regulatory Authority (RERA).
The development, spread across a built-up area of 4.75 lakh square feet, will include 216 independent floors, each designed as three-bedroom units with stilt plus four storeys. The Clermont is positioned within a 150-acre integrated township that also includes residential plots, schools, healthcare facilities, and commercial developments. The developer said this approach is meant to provide residents with a self-sustained living environment, combining modern amenities with community-oriented planning. Sector 98’s location, adjacent to Sector 97, is an additional draw as GMADA is developing an urban forest there, modelled after Chandigarh’s Rose Garden.
Industry observers note that Mohali real estate has attracted significant interest due to urban spillover from Chandigarh. Large-scale projects are being marketed not only to end-users but also to investors seeking long-term capital appreciation. According to data from Anarock, housing sales in the top seven Indian cities grew by 32 percent in 2024 compared with the previous year. While Mohali is not part of the top seven in terms of transaction volumes, developers have increasingly identified it as a growth corridor, supported by the international airport, IT sector expansion, and educational hubs.
By opting for aluminium formwork construction, the developer aims to mitigate delays, an issue that has often hampered large residential projects across India. The technology allows for faster completion while maintaining structural consistency. Executives said this would help ensure the three-year delivery timeline, a key factor in building trust among homebuyers.
